The Jacksonville Planning Advisory Board voted to recommend approval of a rezoning for 100 Lejeune Boulevard at its April 2026 meeting, endorsing a staff finding that the change aligns with the area's land-use plan.
Ryan, speaking for city staff, said the request from X Tivida LLC would reclassify a parcel used as a long-term parking lot from Residential Single-Family 7 to a "quarter commercial" district and noted staff’s recommendation for approval. He said the property is identified as office in the CAMA land use plan and that public-notice requirements under the North Carolina General Statutes have been met; he added that the item will be heard next Tuesday at 5:30 p.m. by City Council in the same chambers.
The applicant was represented at the meeting by Charles Riggs. Staff showed aerial and zoning maps and walked the board through required findings (A–J) in the staff report.
Board member Grace moved to recommend approval, citing the staff report findings; Chase seconded. The board voted to recommend approval. The board’s recommendation will be transmitted to City Council for the required public hearing and decision.
