The Leitchfield Planning Commission on May 11, 2026 unanimously recommended that the City Council approve a zoning map amendment (RZ26144) to rezone parcels at 677 Commerce Drive from I-2 (heavy industrial) to C-1 (highway commercial).
Tyler, planning staff, told commissioners the parcels are small and irregular, which significantly reduces buildable area under I-2 setback requirements and makes heavy industrial uses impractical. “The existing I‑two zoning classification is inappropriate for the subject properties and appears to have been improperly applied,” Tyler said, and recommended approval based on those findings.
No one registered opposition at the public hearing and the commission voted to forward a unanimous recommendation for approval to the Leitchfield City Council.
Next steps: the City Council will consider the commission’s recommendation at its next regularly scheduled meeting; the commission’s vote is advisory under KRS Chapter 100.
