The Corinth City Council on its regular meeting approved an ordinance amending Planned Development (PD-55) standards for roughly 5.3 acres at the southwest corner of FM 2181 and FM 2499, staff said. Melissa Dailey, director of community and economic development, told the council the applicant proposes to consolidate two smaller lots into a single 13,764-square-foot retail and restaurant building and to allow an approximately 3,800-square-foot office or retail building on an adjacent lot. Scooter's Coffee and the existing 7‑Eleven would remain in place.
Dailey said the PD amendment carries new architectural requirements for the affected lots, including 100% stone or brick masonry on main facades, a minimum 20% transparent glazing on principal elevations, and covered awnings with sconce lighting at primary entrances. “As of this date we do not have any letters of support or opposition. Staff recommends approval. The Planning and Zoning Commission recommended approval unanimously at their March meeting,” Dailey said.
Council members asked whether the change reflected a market shift away from small drive‑through buildings toward larger retail uses. Dailey said small drive‑through concepts have seen changing market dynamics and that consolidation would provide more flexibility for potential retail tenants. The developer in attendance, identified as Andy, offered to answer questions during the presentation.
The mayor opened the public hearing; no members of the public spoke and the hearing was closed. A council member moved to approve Ordinance No. 26-04-16-12 amending PD-55 as presented; the motion was seconded and approved unanimously.
The ordinance updates the unified development code’s development standards for PD-55 and includes the specific architectural standards described by staff. The council did not receive written letters in support or opposition as of the meeting.
