Plan Commission approves Culver’s sign, Quality Electric wall sign and a garage material variance

The Germantown Plan Commission on March 9 approved several minor land‑use items in a single meeting, including a sign package for a new Culver’s, a wall sign for Quality Electric Service and a materials variance for a detached accessory garage on Lovers Lane.

Staff described the Culver’s sign package for the Blackstone Creek redevelopment as including four logo wall signs, drive‑thru signage and a 10‑ft internally illuminated monument sign with an integrated electronic message center; a previously proposed 6x28 mural was removed from the package in a revised submittal and staff recommended approval with two conditions. Vendor Trey Watts of Springfield Sign responded to technical questions about the submitted materials.

The plan commission also approved a single channel‑letter wall sign for Quality Electric Service at a Germantown Industrial Park location; staff confirmed the sign met the village sign code. Commissioners asked staff to consider code changes where staff-level sign replacements are routinely treated as face replacements to avoid unnecessary plan commission review.

Finally, the commission granted a variance to Greg and Monica Schmidt to allow a 14x22 detached accessory garage to be finished in horizontal vinyl siding and asphalt shingles rather than matching the home's limestone exterior, conditioned on earth‑tone color compatibility and materials that are visually complementary to the principal dwelling. Staff noted adjacent properties already have similar siding and existing landscaping provides screening.

All three actions passed by voice vote.
