The Jefferson County Commission approved a broad consent agenda and a set of rezoning requests during its regular meeting. Commissioners moved and approved routine items including disposal of surplus county vehicles, minutes and multiple departmental reports by voice vote.
Development Services presented a zoning package that included a request for 27 lots on the former school board property off Cherry Avenue in the Forest Hill area. According to Development Services staff, the applicant originally sought R-6 zoning but the Planning Commission and staff recommended a change to R-2 to reduce density. "The Planning Commission concurred with staff's recommendation to modify the request from R-6 to R-2 to allow for 10,000-square-foot lots," Development Services staff said. The staff summary said there was no significant opposition to the R-2 option at the Planning Commission meeting.
The presenter said the rezoning to R-2 would make the proposal more consistent with surrounding development and bring "some rooftops to the area" while providing comparables to nearby properties. Commissioners asked questions about neighborhood reaction and the vote for approval; the presenter replied that Mr. Brown and area neighbors were present and that the vote for approval occurred at the Planning Commission.
Other zoning matters approved on the consent docket included a compliance rezone to allow a plumbing shop to continue operations (A-1 to light industrial) and an R-6 institutional rezoning in Birmingham for a church. The commission also approved a block of demolition resolutions called on the consent docket.
The meeting record shows the motions were moved and seconded and approved by voice vote. The commission did not schedule separate hearings on the Forest Hill item after staff and the Planning Commission recommended the modified R-2 classification.
What happens next: approved rezonings will be processed through county land-use records and any required permits; specific implementation timelines were not specified in the meeting record.
