Burr Ridge awards architectural contract as village hall project moves to construction documents

The Burr Ridge Board voted Monday to award a $387,500 contract to Leot Architects of Oakbrook to advance the village hall project into the construction-document phase, moving the project from schematic design to bid-ready drawings.
Evan said Leot completed phase one and the new contract covers the second phase, which prepares permit-ready drawings, bid documents and specifications. He presented a preliminary construction estimate of about $7.5 million, which he said reflects both board direction on scope and the decision to address known maintenance and infrastructure items during initial construction instead of later repairs.
"The goal is that we only do construction once," Evan said, listing items proposed for inclusion: upsize or replace the on-site generator, relocate or hide the 911 tower, replace problematic HVAC systems, and select a roof product that reduces future maintenance. Evan said the village will present a base bid and optional add-alternates so the board can prioritize which features to include.
Evan outlined the timeline: if the contract is approved, Leot will issue requests for bids around July 6, open bids July 28 and present bid results to the board on Aug. 10. He also said the petitioner Goddard has until Aug. 27 to complete zoning entitlements for related site work and building permits.
The board moved and seconded the contract award and approved it by roll call; trustees were told the architectural cost is within the budget.
