The Springfield Township Board of Adjustment on June 17 unanimously reapproved a front-yard setback variance for 37 Henshaw Avenue, a request applicants said duplicates a 2020 approval delayed by construction-cost and timing issues.
Matthew Studyer and Michaela Studier were sworn in to describe plans to raise the second floor and add interior living space so the family can increase the house’s bedroom count to three for their two children. They told the board the current footprint will not change; the work involves building vertically above the approved footprint because side-yard and front-yard setbacks are nonconforming.
Board members confirmed the 2020 approval and the unchanged nature of the proposed work and noted pandemic-era cost increases and timing as reasons the family did not timely effectuate the earlier approval. After brief questions — including confirmation that no new site work was proposed — a board member moved to reapprove the previously granted variance, and the board voted 7–0 in favor.
Quote: “I’m in favor of granting the approval that we previously granted in 2020,” one board member said during deliberation.
What happens next: The variance was reapproved unanimously; no additional special conditions were recorded in the hearing. The applicants were wished luck and reminded of any standard building-permit requirements before construction.
