Natchitoches planning commission approves replacement mobile home at 1440 Dixie Street

The Natchitoches Planning & Zoning Commission on Tuesday approved an application to replace an aging mobile home at 1440 Dixie Street with a new 2026-model, 14-by-76 unit.
Keith Bray, general manager for Clayton Homes, told the commission the project will “replace an old dilapidated home that can't be used with a brand new energy-efficient home.” Bray said the replacement will be set on concrete footers with a permanent foundation and set up for FHA financing.
The director of planning and zoning said the submitted drawings appear to comply with setback requirements and that the new unit will be placed on essentially the same footprint as the existing trailer. The director also explained that, if approved through permitting, the home must be skirted and meet the mobile-home standards the city enforces.
Commissioner Michael D. Lewis moved to approve the application; Anita Dubois seconded. The motion carried on a voice vote and, according to the chair, the approval will be final in 11 days. The chair reminded those present that anyone aggrieved by the decision has up to 10 days to file a written appeal.
After the vote, staff instructed the applicant to submit the permit application and to follow required hookup and inspection steps before the unit is occupied.
The commission’s packet lists the applicant as Fannie Mae / Brandy Kilby for the replacement on Lot 1.2 of the J.B. Breedlove property. The director said the commission received no public comments on the item.
