Code enforcement board reviews nuisance-property complaints; 'America's Best' cited for repeated calls

At 2935 North Federal Highway, a representative identified himself as Sean Patel of America’s Best and said the hotel recorded 31 calls over the past 30 days, 22 of which remain active in the log. Patel told the board that “more than half of those calls is from two rooms” (he identified rooms 109 and 120), said some occupants had been placed by a church and included recently discharged hospital patients, and said he subsequently removed the problematic guests.
At 3031 West Commercial Boulevard (Hometown Studios), staff reported seven calls in the past 30 days and said a recurring nuisance subject had been removed.
A lengthy report on 1300 Northwest 6th Street (operating as Not a Market) outlined nine calls in the past 30 days, including a hit-and-run whose vehicle staff later located and photographed. Staff reported gambling machines that had been removed reappeared; one speaker said, “Gambling machines are gone,” then later reported they were back in use. The board discussed ongoing back-alley loitering, missing and replaced compliance signage, cluttered storage areas where staff found thousands of small plastic baggies, and possible enforcement steps including fines if violations continue. Business representatives and staff discussed erecting a fence behind a dumpster to block a cut-through, improving lighting on 13th Avenue and arranging a property survey to determine whether a gate or fence requires zoning approval. Board members suggested coordinating with the relevant commissioner’s office and city zoning staff.
The board deferred action on a West Sunrise Boulevard case after the property owner did not attend and agreed to give the owner another month to appear. No fines or formal sanctions were issued at this meeting; staff said they would follow up and return to the board with any recommended enforcement actions.
