The Planning and Zoning Commission approved a site-plan application March 13 for a one-story, roughly 11,300-square-foot office building at 104 Stonebridge (assessor’s map 3, lot 57), finding that the project complies with Cheshire zoning regulations and subjecting final plan approval to a native-plant landscaping condition.
Engineer Rich Hall (Borghazi Building & Engineering) presented the proposal on behalf of applicant Josh Broer and Centurion Wealth Management, describing an 11,365-square-foot building footprint (the applicant’s table later cites 11,252 to 11,365 square feet across documents), three tenant suites and parking that comprised 51 regular spaces plus three accessible spaces against a 54-space requirement. Hall described shared drainage easements with the neighboring Goddard school lot and proposed exterior materials intended to match the surrounding Stonebridge Crossing development.
Commissioners and members of the public reviewed the planting palette. A commenter noted several proposed species were not native; the applicant agreed to the commission’s request that all non-native plants be replaced with native species and offered to incorporate native-species language into final landscaping plans. The approval motion explicitly required the final plan to substitute native species for non-native plantings and include that change on the final landscaping sheet.
The commission moved and seconded a motion finding that the applicant demonstrated compliance with zoning regulations and approving the site plan based on plans titled "Stonebridge Office Building" (Brighazi/Borghazi Building & Engineering; revision date Dec. 2, 2025), with the landscaping native-plant condition.
