Dan Reinhold updated the commission on rehabilitation work at 108 South Wayne Street, a project first discussed by the commission in 2025. Reinhold said the team located replacement windows that fit the curved openings rather than infilling them with limestone, and that uncovering exterior cladding revealed previously hidden windows behind spray foam insulation.
“We were able to bring those windows back to what the building originally looked like,” Reinhold said, describing the decision to reuse openings rather than cover them. He also said crews are using a cement-board solution applied with vertical battens to replicate a historic board-and-batten look without rot-prone wood.
Reinhold told the commission that the project required deeper-than-expected infrastructure work; “we did do all new infrastructure with the sewer, the water,” he said. He also said the team added bracing beneath two curved corner windows to improve structural support after prior damage and cracking.
A commissioner thanked Reinhold and noted the property had been “dead in the water” before the owner’s intervention; the speaker said the mayor had prioritized getting the property addressed. Reinhold said the team is also working with a stone specialist to replace missing limestone pieces and will clean and whitewash the restored stonework when weather permits.
The commission expressed appreciation for the progress and confirmed that the window change had already received staff-level approval as consistent with previously approved materials.
