Commission approves window and door replacement at 111 North Wayne Street

The Historic Preservation Commission (HPC) voted to approve a certificate of appropriateness for work at 111 North Wayne Street, the site previously occupied by Touch of Lace. Allison, the commission’s staff member, told commissioners the proposal calls for replacing eight upstairs windows, installing a new storefront window and replacing the front entrance door. The project estimate is $38,695.74 and the applicant requested a $10,000 matching façade grant.
“All of the materials that have been selected for the windows and doors are appropriate for preserving the historic character of the building,” Allison said while reading the staff report and showing images. She said the existing windows and door are “beyond 50% deteriorated,” which by the commission’s guidelines makes repair impractical and supports replacement with historically appropriate materials.
Commissioners asked several questions about materials, muntin patterns and whether the new frames would be set in the same openings. The applicant, Chris (applicant), confirmed the replacement windows will occupy the existing frames and that the storefront will remain the same overall size and shape. Commissioners also discussed evidence of water damage behind the upper windows and the applicant said some interior repairs will follow once the new units are installed.
Katie moved to approve the COA as presented; a second was made and the commission approved the measure by voice vote. Chris Sutton recused themself and was recorded as abstaining. Allison said staff’s recommendation is that the work complies with the city’s preservation guidelines and will help restore the building’s function and appearance.
The commission’s approval covers the windows, the storefront window replacement and the front entrance door as described in the submitted materials. The applicant indicated the project will proceed with the selected dark-bronze aluminum-clad windows and matching door and will return separately for any storefront awning or masonry repairs requiring additional review.
