The Anderson City Plan Commission approved petition 3‑26 to amend a primary plat and create the Anderson Industrial Park subdivision — four lots ranging roughly from 4.136 to 5.279 acres on a triangular site off Dr. Martin Luther King Jr. Boulevard.
Staff presented the site as a largely vacant, industrially‑zoned parcel adjacent to CSX rail tracks and the Surerax plant. The amended plat reconfigures the acreage into marketable four‑to‑six‑acre lots; alllots will be accessed via an irregular, approximately 530‑foot ingress/egress easement from Dr. Martin Luther King Jr. Boulevard. Staff said utilities are available and that drainage and utility easements were placed to ensure future access.
Petitioner representatives (including a local surveyor and a property‑owner representative) said they have had market interest in smaller industrial parcels and that more specific site‑use details will follow as tenants are identified. Commissioners asked about permitted uses and easements; staff and the petitioner noted that zoning allows a range of small industrial and commercial uses and that utilities and drainage will be addressed during tenant build‑out.
The commission moved, seconded and approved the amended plat by roll call. Staff will record the easements and continue coordination with City Engineering as users and site plans are developed.
