A rezoning and special-use application to let an existing property operate as a Country Inn and vineyard was presented to City of South Fulton planning staff during a community zoning information meeting on April 6.
The application, filed as Z26-009/U26-005 for 0 and 4965 Button Road in District 2, seeks to rezone the parcel from R3 to AG-1 and obtain a special-use permit to operate agritourism lodging, educational vineyard visits and small events, the applicant said. “We are essentially just rezoning the property as it currently exists,” said Mr. Bryant, the applicant, who said the property was built in 2016, was AG-1 historically and that no new construction or remodeling is proposed.
Adriana, a planner on staff, told attendees that rezoning and special-use applicants must complete a public-participation plan and provide mailed notice to properties within a five-mile radius of the subject property, and that recordings or video of the required in-person meeting must be provided. Staff announced that planning commission hearings are scheduled for mid-June and council hearings in mid-July; applicants were told to confirm exact dates with staff and to submit proof that mailers were sent at least 30 days before the council hearing.
During a discussion about the required mail list, the applicant said the postal office’s list showed about 3,000 names while the city’s list had about 1,700. Adriana advised the applicant to email staff so the parties could compare lists and make sure the correct mailing method (household versus individual notices) is used to meet notification rules.
The applicant said he was targeting May 11 for the public-participation meeting, pending confirmation of a room at the Wolf Creek Library. Adriana reiterated the administrative deadlines and the need to follow the city’s public-participation form and postcard template.
No formal motion, vote or decision on Z26-009/U26-005 was recorded during the session; staff closed the informational meeting after questions and advised the applicant to follow up by email to confirm the mailing list and final meeting logistics.
What's next: staff said the planning commission hearing is scheduled for June 17 and the mayor-and-council public hearing for July 14; applicants should verify these dates and email staff proof of required mailings and the public-participation report by the deadline specified by planning staff.
