On Feb. 10, 2026, the Warr Acres Planning Commission voted unanimously to recommend approval of a plat amendment that would create a small lot out of HOA common area behind the property at 6109 Walnut Lane. Applicant Matthew Eids told the commission the homeowners, Joe and Virginia Howard, asked to buy the narrow strip adjacent to the lake.
Staff explained the parcel is effectively non-buildable and recommended that, if the sale is completed, the newly created lot be combined with the Howards' existing house to avoid confusion if the sliver were later sold separately. A staff speaker said the preference was to merge the lot “as soon as the sale is complete” to prevent a stand‑alone parcel that could raise safety and 911‑addressing concerns.
Eids described the strip as historically maintained by earlier owners and not used by HOA members; he said the Howards “have no intention to build on it.” Dakota, a city staff member, told the commission that creating the lot would not affect underlying city sewer easements.
The commission opened the public hearing, asked for comment and reported zero phone calls or letters from neighbors; no members of the public spoke. After discussion, a commissioner moved to recommend approval and the motion passed on a unanimous roll call (Boner, Plum Tree, Corey, Davis, Clifton, Johnson voted yes).
The Planning Commission is advisory; the City Council will consider the ordinance and final plat next week in the same room.
