Planning commission recommends approval of Crow Hollow subdivision plat

The Shawnee County Planning Commission recommended approval of the Crow Hollow Subdivision preliminary and final plat on a unanimous vote. Planning staff described the proposal as a division of a 43.98-acre parcel at 6010 Southwest Douglas Road in Dover Township into three lots: 15.25 acres (Lot 1, contains an existing house), 25.9 acres (Lot 2) and 3.09 acres (Lot 3).
Planning staff recommended approval with conditions that require the applicant to coordinate with AT&T to verify the location of buried fiber and aerial copper lines in the Douglas Road right-of-way prior to construction, clearly identify and show all utility easements on the final plat, and designate Lot 3 as nonbuildable. Staff also noted Lot 2 may be considered buildable only if it meets applicable development standards.
Travis Hazlop, the surveyor of record for Cook Flat and Strobel Engineers representing owner Michael Browning, told the commission the plat had been revised to meet staff conditions and said "basically, he is going to keep Lot 2," while Lot 3 may be sold with the house or retained by the owner.
The commission opened the public hearing and, with no speakers for or against, moved and seconded approval. The commission voted unanimously to recommend the plat to the Board of County Commissioners for final action.
The staff recommendation and the commission’s vote will be included in the packet forwarded to the Board of County Commissioners for final approval.
