Oconee County approves special-use, rezone and variance requests; ratifies EMS director

The Oconee County Board of Commissioners approved several land-use items and ratified an EMS director at its May 5 meeting.

Special use: The board approved special use P26-0025 for Grace Baptist Church of Watkinsville to modify conditions of an existing community-scale church special use and to add an adjacent property (approximately 18.07 acres at 6401 and 6441 Hog Mountain Road) with six conditions attached to the approval. The public comment period included a resident (Joseph) who said a nearby residential sale had been under contract for more than five months and noted the seller had spoken earlier as the county director of finance; the resident framed this as a concern about appearance but said he was not making an accusation. Commissioners asked staff about access, buffers and traffic: planners said the concept plan shows no access to Old Goat Farm Road, all access would be internal from State Route 53, and a 25-foot buffer along the frontage would be required and could be enhanced if the board chooses. After discussion a motion to approve P26-0025 passed; an abstention was recorded on the voice vote.

Rezone: The board approved rezone P26-0044 (Cynthia Bodie) to change 5.4 acres from AG to AR at Plantation Drive with four conditions including road improvements and dedication of right of way; Planning staff and the Planning Commission recommended conditional approval and public comment in support was brief.

Variance: The board approved variance P25-0269 (Joshua and Emily Sweat) to allow a proposed 1,180-square-foot accessory building in an R1 district (exceeding the 1,000-square-foot standard) with one standard condition; no public opposition was recorded.

EMS director ratification: The board ratified Jaron Queen as EMS director. Staff said Queen has more than 20 years of public-safety experience and holds Georgia paramedic certification with a critical-care endorsement and a certified flight-paramedic credential.

Procedural note: Several of these items were handled in sequence during the meeting and were recorded on the meeting record. Where callers raised concerns about process or conflicts of interest, commissioners asked staff to clarify prior notice and procedural options including postponement, withdrawal and appeal timelines. The board approved the consent agenda and later entered executive session for land, personnel and litigation before adjourning.
