Planning Commission approves Silvex paving with waivers and landscaping condition

The Muskego City Planning Commission on May 5 approved a building site and operation plan amendment allowing Silvex to pave an existing gravel parking lot at its Woods Road property, subject to conditions and waivers.
Adam, a staff member presenting the item, said the request covers paving the main parking area west of the building and a driveway on the east side. He said the applicant asked for three waivers: to pave right up to the eastern property line (reducing the standard offset), to allow paving within the street right-of-way in front of the property, and to waive concrete curb-and-gutter in favor of parking stops on the west end. "This request is for a building site and operation plan amendment for Silvex," Adam said when opening his presentation.
Staff recommended approval with conditions intended to preserve safety and neighborhood character: pavement markings and signage to indicate one-way circulation where required; a landscaped front lawn area if paving occupies the narrow front strip in the right-of-way; and parking stops along the west end if curbing is waived. Staff noted deeded access and a long-standing driveway configuration that make the reduced offset practical.
Commissioners raised questions about accessible parking requirements and site dimensions. During discussion staff and commissioners confirmed the site will provide the required accessible stall(s). A commissioner expressed support for the landscaping proposal, observing it would soften the paved frontage and reduce cut-through vehicle movements.
The commission approved the resolution as drafted with the staff-recommended conditions. The approval notes that any parking within the right-of-way must also receive Public Works and Safety Committee approval and that final pavement and signage plans will be subject to engineering review.
