Area Plan Commission approves Campbell’s Main Street minor plat in Colfax

The Clinton County Area Plan Commission voted unanimously to approve a primary plat for Campbell’s Main Street Minor Plat, a one-lot residential subdivision in the town of Colfax.
Area Plan Commission staff member Liz Ditzel told the commission that the lot met the ordinance’s design standards, that the town of Colfax has confirmed availability of water and wastewater service, and that restrictive covenants reviewed by commission attorney Jay Moore were now satisfactory. Ditzel said the site had historically been held in common ownership with an adjacent platted lot but is adequate in size to be used as a separate buildable lot.
Petitioner Jesse Campbell said he had nothing to add when asked. Commissioners noted they had no drainage concerns based on earlier review by the drainage board and that the new home would be compatible with surrounding residential uses. Dan Sheets moved to approve primary-plat application CC-2026-00084; the motion was seconded and carried by roll call vote 6-0.
Staff instructed the applicant’s surveyor to prepare the secondary plat and the applicant may have the primary signatories sign secondary documents when they are filed.
The commission’s action was limited to primary-plat approval under county subdivision standards; further steps include filing the secondary plat and completing recording formalities before construction proceeds.
