Commission Approves Asphalt 'Slate-Look' Replacement for Roof at 148 Buttles Avenue with Color-Match Condition

Staff noted the applicant reported roughly 40 squares (approximately 4,000 square feet) of slate in poor condition and additional previous repairs to other roof areas.
The applicant, sworn for testimony, said slate replacement was primarily a cost-driven choice: "The first slate likeness is very, very expensive," the applicant stated, and added that some areas (for example, the carriage house) had already been replaced and were in acceptable condition.
Commissioners pressed for clarity on the square/area figures and whether the total roof area figures in the submitted materials were internally consistent. A commissioner noted that cost should not drive guideline decisions but said that where alternatives are necessary staff and applicants should bring clear proposals comparing materials. Another commissioner said consistency with the existing on-site finish was important: "As long as it’s consistent with the type of shingle and the color finish that’s already on the site, I would be in support of it," the commissioner said.
A motion to approve the application with the condition that the new asphalt shingle match the existing on-site color, that the shingles come from the approved list, and that decorative elements remain was made and seconded. The commission directed staff to include the official color selection from the approved list in the final certificate and to confirm clarifications with Historic Building & Preservation Office (HBO) staff before certificate issuance.
