Adams County approves abatement agreement for Country Acres properties under nuisance ordinance

Adams County commissioners approved an abatement agreement for parcels in the Country Acres neighborhood after county staff said most property owners had signed similar agreements rather than face formal litigation.
Clayton told commissioners the agreement covered lots 26, 27 and 28 on Paradise Lane. He said the county initially issued notices under the nuisance ordinance in May 2025 and that most owners had signed abatement agreements; the property at issue received an extended deadline of Oct. 15, 2026 because of communications issues.
Commissioners and staff explained the county’s complaint-driven enforcement process: residents file complaints, sheriff’s deputies investigate and, when violations are found, owners are given a period to abate issues such as trash, unlicensed vehicles or unsafe structures. If owners do not comply, options include further enforcement, BZA appeals or litigation. Clayton said one owner has not agreed to an abatement and the county may proceed with formal litigation if necessary.
The board moved to have Steve sign the abatement agreement and approved it. Commissioners advised residents that nuisance complaints generally start with a resident filing a complaint and that forms may be available in county offices or at the health department.
