Walt Hoffman told the Hinckley Planning and Zoning Commission on April 8 that he owns a 37-acre parcel in the R zone (H-2210) and a 30-acre parcel to the east (HD-4290) and would like to annex the 30-acre tract into Hinckley.
Hoffman said he may divide the 37-acre parcel into three or four lots but that he is not interested in developing them himself. Commission members advised him that such splits would generally be treated as subdivisions and would require the property owner to pay for required improvements, including roads, curbs and gutters, and sidewalks; the commission noted that a simple lot division could be permitted in some circumstances but recommended he obtain a professional survey and return with a formal request.
The commission provided Hoffman with a copy of Hinckley’s current annexation policy and outlined the initial steps: a survey and a formal submittal to the planning commission. No formal application or vote was recorded at the April 8 meeting.
