City staff seek setback, height changes for accessory buildings in RE zone
Summary
Planning staff told the council they will present a code amendment on March 24 to change accessory-building height in the RE zone from 1.5 stories to 1 story and to reduce the rear/side setback to match other single-family zones, citing building-code alignment and lot-size comparisons.

Brock Anderson of the city’s planning and zoning division briefed the West Valley City Council on a proposed amendment to Section 76202 that would revise accessory‑building standards in the residential estate (RE) zone.
Anderson said the proposal has two parts: change the maximum accessory‑building height in the RE zone from 1.5 stories to 1 story to align with building‑code expectations, and reduce the rear‑yard and side‑yard setbacks for accessory structures so the RE zone matches other standard single‑family zones. He said the current 10‑foot setback in the RE and agricultural zones leaves little usable distance for accessory buildings on typical 15,000‑square‑foot RE lots, and staff will bring examples and graphics for the March 24 public hearing.
Council members had no immediate questions after the explanation and the public hearing was scheduled for the March 24 regular meeting.
The council did not adopt code changes at the study meeting; the presentation and staff examples will return for formal consideration at the March 24 hearing.
