Applicant representative J Ramp Peria (presented as J. Ramperia in the public record) said the dealership, P1 Motorworks, is low volume, appointment‑only and focused on collector vehicles rather than typical used-car retail. "We are not a lot dealership by any means," the applicant said, describing vehicle storage and reconditioning taking place at other locations and the Plano site functioning primarily as a sales and client destination.
Michael Hope, representing the property owner, told council the business could be a quality commercial tenant for the Oak Point area and help with neighborhood transition. Two written responses in the public record were in support; no speakers opposed within the hearing.
Council moved, seconded and approved the SUP with the indoor‑only restriction. The approval allows the tenant to occupy the building for indoor vehicle display and sales subject to compliance with conditions recorded in the ordinance.
