The Hampshire Village Board approved a variance for 411 Campion Drive to legalize a shed and concrete slab that had been placed in a utility easement.
Planning staff (Mr Khan) explained that the shed was installed without correct review and that the Planning & Zoning Commission held a public hearing on Aug. 26 and recommended approval. Khan said the village is reviewing zoning permit compliance to prevent similar errors.
A resident and property owner, Mr cero, attended and was not charged for the variance application or hearing. Trustees questioned whether utilities would still be able to access lines beneath or near the slab; staff said utilities typically use directional boring and that a utility company could require removal, in which case the property owner would bear the cost. Staff also confirmed that the waiver would run with the property and apply to future owners.
The board voted to approve the variance by roll call. Staff said this case was treated as an exception and that permit-review procedures will be tightened going forward.
