The Board of Adjustment on Dec. 2, 2025, voted to direct the board attorney to draft a resolution granting variance relief for an addition proposed by Michael Dere (ZB25027). Dere and his architect, Jay Petillo, presented plans for a one‑story 14‑foot addition at the rear of a diagonal corner lot in the R‑7 zone; the triangular corner of the extension would bring the house to 27.84 feet from the rear property line where 40 feet is required.
Petillo described the interior reconfiguration, a new front porch and modest exterior updates; he said the proposal would keep the overall lot coverage well under the R‑7 maximum (existing 10.15% to proposed 13.06%). Board professionals (engineering and planning) reviewed reports and recommended conditions: a full lot development plan for grading and stormwater, confirmation of tree viability and screening to protect adjacent properties. Dere and his team agreed to plant additional arborvitae along the shared rear property line and to comply with the listed memos.
A motion to deem the application complete and to draft a resolution memorializing the variance and stated stipulations carried. The board asked the applicant to coordinate scheduling with staff and to provide the specified engineering drawings before final memorialization of the resolution.
