Bangor planning board approves Steel Magnolia's 26-unit subdivision at 2645 Bridal

The City of Bangor Planning Board on April 21 granted a land development permit for a final major subdivision that will create 26 residential rental units (13 duplex buildings) at 2645 Bridal (Map Lot R11-013).
Amy Young of Plymouth Engineering, representing Steel Magnolia LLC, told the board the project has obtained a preliminary public drinking-water permit and that two wells drilled on the site "have enough water to fulfill the needs of the development several times over." She said the next step is water testing and final approval from Maine DHHS for public drinking water.
Staff confirmed the application was complete and that fees were paid. The board read and voted on the required development-code findings — covering erosion and sediment control, lot and frontage standards, parking, utilities, stormwater, fire protection, landscaping and site design — with motions, seconds and roll-call votes for each finding. After parts 1 through 5 were approved, a board member moved and the board voted to grant the land development permit for the final major subdivision. The roll-call votes on the findings and the final permit were unanimous among members present.
Chair Jonathan Boucher reminded the board that, although six members were present, the board could proceed and that four affirmative votes were required for approval. Staff advised the applicant to coordinate with the code enforcement office on post-approval steps.
The applicant is invited to contact code enforcement to complete permitting and construction coordination.
