The Board of Zoning Appeals approved a variance that will allow a detached garage at 741 Maple Lane to encroach up to 8 feet into a 10-foot side-yard setback and 15 feet into a 30-foot rear-yard setback.
Kevin Todd of the Community Development Department presented the petition (agenda item 202605VS) and told the board the property, a little under half an acre, was being allowed the encroachments because of the orientation of the existing driveway. Todd said the petitioner was present but did not plan to speak and staff had received no written public comments. The board opened the public hearing at 7:02 p.m. and closed it after confirming there were no comments.
Board members asked whether the proposed garage would be accessible from the driveway bay at the right side of the plan and whether a homeowners association applied; a member confirmed there is no HOA. A motion to approve the variance, noting the two staff-recommended conditions in the staff report, was moved and seconded, the board called the roll, and the motion carried.
