The Town of Templeton’s Select Board voted to sell a foreclosed property at 512 Baldwinville Road and to list three vacant lots on Sixth Street for sale, the board confirmed during its meeting.
The administrator summarized the situation for 512 Baldwinville Road, noting that Community Development Block Grant (CDBG) loan balances could not be recouped because the loans had matured more than 15 years ago and that the current tax-title balance is “a little over $48,000,” plus any attorney or land-court fees that may be added as the foreclosure process completes. The administrator asked whether the board wished to keep the property or put it out to bid; a motion to sell was made, seconded, and approved.
The board also reviewed three adjacent vacant parcels on Sixth Street that the town expects to receive via foreclosure within weeks. Staff said the three lots each carry roughly $3,200 in owed taxes (about $9,000 total, not including possible land court or attorney fees) and that parcels are small (about 6,000–7,500 square feet) and likely to sell quickly. The board voted to approve selling these lots as presented.
How they voted: For both motions the meeting recorded Yes votes from Mr. May, Miss Graves, Mr. Toe, and Mr. Bennett; the motions passed. The board directed staff to prepare bid materials and work with a real estate agent to list the properties.
Next steps: Staff will prepare official bid documents and coordinate listing the properties with the town’s real estate agent when title is clear; the town cautioned that final proceeds will reflect outstanding taxes plus any additional fees assessed during the foreclosure process.
