Taylor Community gets approval for two‑unit duplex on Kinsman Drive

The Laconia Planning Board unanimously approved PB2026‑042 on May 5, allowing the Taylor Community to add one duplex (two units) on its campus off Union Avenue.
Seth Mclo (Taylor Community) and Sarah Werty (Duboce and King Engineering) told the board the two‑unit building will use existing private extensions of municipal water and sewer, connect to an existing 8‑inch sewer main and will include underground utilities, grading, drainage improvements and designated snow storage areas routed to an existing detention pond. The team said they worked with Waterworks and DPW and incorporated TRC comments.
Staff recommended standard conditions — final plans, performance guarantees, ADA and addressing updates, recorded condominium/HOA documents if applicable — and noted nonprofit exemptions from impact fees. The board accepted the application as complete and approved the application with the staff findings and conditions.
