The City of DeLand TRC voted to forward the Greenway preliminary plat (PSB25-2222) to the Planning Board subject to the applicant addressing outstanding departmental comments.
Sam Planner reviewed the submission and explained plat-sheet references, lot dimensions and the proposed tree-preservation strategy for tract B (roughly 3.376 acres). Staff and the applicant discussed where a tree preservation area could be located, low-impact development (LID) notes for future lot-level stormwater design, and whether the storm pond would be sized for the 100-year, 24-hour event.
Staff requested a note on the preliminary plat clarifying LID treatment and sidewalk-fund timing so purchasers would know future obligations; staff said the pond would be sized for the 100-year, 24-hour storm and recommended a note be added to the plat. After discussion, the committee agreed to forward the plat to the Planning Board, subject to the applicant addressing the outstanding comments.
Next steps: The applicant will revise the preliminary plat and respond to staff comments in the review portal; the Planning Board will consider the forwarded plat in its next docket after staff sign-off.
The committee’s motion to forward was made and seconded and passed unanimously; staff said they would provide the clarifying list of comments to the applicant.
