The Warren City Planning Commission approved a site plan amendment for a covered patio at Milestone Grill (14300 12 Mile Road) with conditions, including plan updates, parking recalculation and a required recorded agreement for shared ingress/egress.
Planning staff’s review found an unpermitted shed on the property that must be included in the building square footage; staff recalculated gross square footage and said the project would require 29 parking spaces based on the revised area. Staff requested corrected dimensions, updates to the site data chart, a recorded shared‑parking/ingress‑egress agreement with the owner of the abutting property, improvements to driveway and landscape islands to meet minimum setbacks, and replacement or upgrading of an existing wall. Staff noted several items that could require variances from the zoning board of appeals if they cannot be resolved by plan adjustments.
Owner Castrio Pjon said the patio is intended to provide additional space for parties and seasonal dining and that the unpermitted shed and driveway‑sharing arrangements will be addressed with the adjacent property owner; he asked whether the work could proceed while parking items are resolved at ZBA. Planning staff and the city attorney confirmed that some work may proceed but recommended the petitioner pursue variances where needed and finalize the recorded agreement prior to building release.
The commission approved the patio with the planning department’s conditions and directed the petitioner to pursue ZBA relief if necessary for parking and maneuvering dimensions.
