Select Board offers letter of support for Redgate's redevelopment of former Regency site

Liz Bejo, representing Redgate, presented the company's plan for the former Regency site on Littleton Road and requested a letter of support for a MassDevelopment Underutilized Property Program (UP) application.
Bejo said the proposal envisions roughly 300 multifamily units on the property while retaining the historic house on Littleton Road and converting that structure into an accessible public amenity with a bike-repair station, bottle filling station, outdoor seating and programming. "We are proposing to incorporate a bike repair station, a bottle filling station, outdoor seating for public use," Bejo said, noting an estimated scope of work for the house of about $1.4 million and that the property would be eligible for up to $1 million under UP rules, though award is not guaranteed.
Board members and residents asked about funding alternatives (Community Preservation Committee), timing, and accessibility. Wendy Gloyd (16 Pleasant Street) raised concerns about loft units and day-one accessibility for older or disabled residents; Bejo said Redgate would include provisions to install lifts if a tenant required one, but would not install lifts in all lofts on day one due to space and cost implications.
After discussion, the Select Board moved and approved a letter of support for Redgate's UP application. The board indicated staff will prepare and send the letter the following day.
Next steps: Redgate will submit the UP application; the town will provide the requested support letter. Planning, historic preservation review, and possible CPC or grant contingencies were discussed as part of the project's funding toolbox.
