The Airport Commission approved a lease amendment to extend options under the Murfreesboro Aviation lease (tenant cited in the packet as JKG LLC). Staff said the amendment preserves the tenant’s first option through 2032 and would add a second option extending tenancy to 2037. The amendment also maintains the annual rent adjustment provision (4% per year) and continued use of a temporary storage facility included in the lease package.
Chad told commissioners Murfreesboro Aviation has increased operations as Middle Tennessee State University (MTSU) reduces its flight training presence. He quantified projected economic activity tied to the tenant: “Over the next 10 years, that’s $545,000 and approximately $3,000,000 in fuel sales at today’s fuel price,” and noted the tenant provides essential services including GPU support and aircraft removal when incidents occur on the runway.
Commissioners asked about contingency if the principal (Jim Gardner) becomes unable to operate; staff replied the tenant is JKG LLC so partners in the LLC would retain signatory authority. Commissioners approved the amendment by motion and roll call. Staff said the amendment will give the airport time to observe MTSU’s relocation effects before considering future lease decisions.
