Council approves Forest Commons final plan, conditions covenants review by law

At the Building, Zoning and Development committee meeting earlier the same evening, Limpert said the project had received Planning Commission approval and noted the developer will build homes without basements and organize ownership under two separate homeowners associations. He said the Law Director requested a final review and approval of the covenants before enactment; the committee recommended approval conditioned on that review. “This was extremely consistent with what was proposed back in 2024,” Limpert said.
The motion to approve at full Council included the covenant condition. Councilwoman Gilchrist seconded the motion; the Clerk recorded affirmatives from Gilchrist, Hemann, Limpert, Madden, Marrie and Scarl. No members voted against or abstained.
The approval moves Forest Commons forward subject to the Law Department's verification of the project's covenants and any required legal adjustments. Council did not record specific construction timelines or financing details in the motion; those items were described in committee materials and are not included in the Council minutes for tonight's meeting. The Council will consider any further required documents and final administrative approvals as the project proceeds.
