Designers presented revised site concepts that reallocate parking, shift fields, and consider a separate concession and restroom/locker building near the athletic fields to streamline circulation and reduce wetland impacts on the main campus footprint.
The recommended offsite structure would be roughly 2,200 sq ft and include two locker rooms, an accessible toilet, and a small concession/storage area. The team said building these elements offsite (near the fields) could reduce some main-building program area and cut construction cost per square foot; they provided preliminary per-square-foot comparisons (main building estimated near $1,000/sq ft versus about $800/sq ft for the field building) and an initial estimate that removing approximately 40% of programmatic space from the main structure could shift several hundred thousand dollars of cost — with an estimated MSBA participation figure discussed as part of the math but with a remaining district share still to be determined.
Committee members raised operational concerns including custodial staffing, simultaneous events scheduling, locker-room counts for concurrent sports, restroom capacity for large events, and sightlines for safety and security. The design team also discussed athletics-surface choices (synthetic turf) and tennis-court construction options (post-tensioned concrete versus asphalt) citing life-cycle cost trade-offs.
No formal decision was made. The team will continue to refine site layouts, parking distribution and cost estimates and will meet with athletic directors and operations staff to finalize programmatic requirements before incorporating changes into the schematic submission.
