Town petitions plan commission to revert Crossroads Plaza zoning to C2

Michael Griffin, speaking as town manager, told the commission the town council has petitioned for a rezoning so that a parcel commonly called Crossroads Plaza will revert from M2 limited industrial corridor overlay back to its original C2 community commercial designation. Griffin said the change reflects a condition in an October 2018 ordinance that contemplated a reversion if a building permit was not pulled within the required time.
"We have to start at the plan commission; we're asking for a public hearing," Griffin said, explaining the council cannot effect a map reversion without taking the formal steps required by state law. Commissioners discussed whether such reversion can be automatic and were advised that the regular ordinance process is necessary to update the maps.
Board members had no substantive objections to moving forward. Sheila confirmed the notices and advertising steps already were underway. The commission agreed that staff and the town attorney would prepare and present a numbered ordinance with language directing the planning director to revise the map, and the item was set for a public hearing at the next meeting.
No final rezoning vote was taken; the action at this meeting was procedural to accept the petition and schedule public notice and hearing. Commissioners asked staff to verify ownership history for the parcel and to provide a prepared ordinance to review at the next meeting.
