Frank Maserella, who helped design the project, said early estimates from a local contractor put the cost at about $250,000 and potentially up to $300,000, largely because the county health department requires a grease trap sized for a full-service restaurant. That requirement increased scope and cost beyond the town’s earlier estimates for a smaller concession area.
Board members emphasized the community benefits of having rentable equipment and a staffed concession area, noting the space includes large refrigerators and storage prepared for tabletop items and potential rental use. Town staff said the project will go out to bid and the town already has some funds saved for the project; board members preferred to avoid bonding while funds are available.
Chad and Frank will work with town planner Joan and staff to prepare bid documents; the board unanimously authorized moving forward with the RFP and the budget approach described on the floor.
What happens next: staff will finalize bid documents, publish the RFP, and return to the board with bids for contract award and any recommended budget adjustments.
