Lancaster City Council voted unanimously on Feb. 9 to amend the city zoning map and reclassify a 0.49±-acre parcel at 1560 East Main Street from Mobile Home Community to Commercial General.
City Planner Chasilyn Carter told the council the proposed rezoning "seeks to transition the property from its current designation as a Mobile Home Community to General Commercial," saying the change would allow a wider range of retail, service or office uses better aligned with local economic goals. Law Director Stephanie Hall told council members the request is primarily "a corrective measure to address a 2023 zoning map amendment," noting the parcel had originally been zoned for commercial use and that the 2023 change limited intended development options.
Council members asked clarifying questions about the site. Mr. Sollie asked whether the parcel is currently vacant; Hall confirmed it is an empty lot. With no further public comment, President Pro-Temp Schoonover closed the hearing and council moved to suspend the third reading and pass the ordinance. The roll call on adoption was 9-0.
The ordinance updates the official zoning map for Fairfield County Auditor parcel number 0535005900. Council did not identify any conditions or amendments tied to the rezoning during the meeting. Next procedural steps will follow the city's standard ordinance enactment timeline; the record shows the ordinance passed on first consideration through final passage at the Feb. 9 meeting.
This change removes the Mobile Home Community restriction for the site and restores the property to a General Commercial classification, enabling the landowner to pursue commercial construction plans consistent with the new designation.
