Board allows temporary gravel parking pad for Accurate Heating and Cooling, limits variance to three years

The Lancaster Board of Zoning Appeals unanimously granted an Area Variance Oct. 14 allowing Accurate Heating and Cooling to install a temporary 50'x150' gravel pad for vehicle parking and material staging at 566 Mill Park Drive, a property in the AM (Advanced Manufacturing) district.
Michael Linton presented the company’s request, saying the gravel pad would be located about 250 feet from the road, at the rear of the property, outside the floodplain, and aligned with the existing parking lot. LCO §1143.06(b) generally prohibits gravel for off‑street parking; the company said the site will be developed in the near future and the pad is intended to meet current needs.
The Board approved the Area Variance with conditions that the lot be set back beyond the front of the principal structure and that the variance lapse after three years. Mr. Edwards moved for approval; Ms. Bobbitt seconded and the members voted unanimously to grant the variance.
The Board signed an entry documenting the decision. Any future permanent development will be subject to applicable permitting and zoning requirements.
