The Lancaster Board of Zoning Appeals voted unanimously Oct. 14 to grant a Use Variance allowing Robert Marcel Automotive to operate an automobile sales business at 435 Lincoln Ave., a property zoned CN (Commercial Neighborhood).
Applicants Audrey Cook and Gary Mader told the Board they currently operate a dealership at 511 W. Sixth Ave. and are renting an additional lot on Lincoln Avenue. They noted the location previously received approval for the use (BZA‑723 on Aug. 12, 2024) but said that prior approval was owner‑specific and qualifies as voluntary discontinuance under LCO §1153.07.
The Board conditioned approval on compliance with wellhead protection regulations required by the Water Department and specified that the zoning variance applies only to these applicants and does not transfer to a new owner. Mr. Edwards moved to approve the Use Variance with those conditions; Ms. Bobbitt seconded and the members voted unanimously to grant the variance.
No city communications or public objections were recorded at the hearing. The Board executed an entry documenting the approval and the stated conditions.
