Historic Lancaster Commission approves downtown preservation applications, authorizes SHPO agreement

The Historic Lancaster Commission on May 21 approved a series of downtown preservation applications and authorized a programmatic agreement with the Ohio State Historic Preservation Office (SHPO) that will streamline review of certain HUD-funded projects.
At the 2:00 p.m. meeting at City Hall, commissioners approved applications for an illuminated sign at 130 S. Broad St. (CA-00534); exterior work including replacement windows, roof insulation and HVAC at 201/203 S. Broad St. (CA-00535); repainting and roof work at 327 N. Broad St. (CA-00536); replacement of 12 downtown benches and addition of the bench design to the preapproved downtown furniture list (CA-00537); restoration of the Central Hardware ghost mural at 135 W. Main St. with conditions (CA-00538); a fence reduction at 144 King St. (CA-00539); and a pre-built storage shed at 929 Pleasantville Rd. (CA-00540).
Votes at a glance: CA-00534 (130 S. Broad St.) — approved unanimously; CA-00535 (201/203 S. Broad St.) — approved with revision (windows to be tan with bronze wrap) unanimously; CA-00536 (327 N. Broad St.) — approved unanimously; CA-00537 (downtown benches) — approved (application vote passed; Chair Bryan Everitt abstained on the initial application) and the motion to add the bench design to the approved downtown furniture/administrative list passed unanimously; CA-00538 (135 W. Main St., Central Hardware mural) — approved with modifications to restore vertical “hardware” lettering and to re‑install, not paint, the fallout shelter sign if available (one abstention by Matt Brady); CA-00539 (144 King St.) — approved unanimously; CA-00540 (929 Pleasantville Rd.) — approved unanimously.
The commission also voted unanimously to authorize Chair Bryan Everitt to sign a programmatic agreement with the Ohio State Historic Preservation Office that allows certain HUD-funded projects to be exempted from full review if they meet criteria (projects 45 years old or newer may be exempt; other projects will follow the SHPO checklist with local consultation).
Old business included CA-00532 (316 N. Columbus St.), for which the applicant did not appear; staff reported attempts to contact the owner and noted possible code violations.
The next regular meeting is scheduled for June 18, 2025, at 2:00 p.m. The meeting adjourned at 3:23 p.m.
