CPED staff presented the application to subdivide 633 Polk St NE into two lots.
Nicholas Wollette, CPED zoning administration, explained the existing parcel comprises two platted lots combined historically. The applicant requested minor variances to reduce lot width from 40 feet to 39.39 feet and lot area from 5,000 square feet to 4,919 square feet; Wollette said the deviations (about 1.5%--1.6%) are minor, the underlying platted lots predate the 1924 zoning ordinance, and staff recommended approval.
Applicant Kyle Dahlstrom said he purchased the single-family property about 18 months ago, described surrounding context (an 11-unit building next door and other multifamily nearby) and said dividing the parcel to create a starter home makes sense for neighborhood context.
Neighbor Aden Nelson spoke against potential long-term precedent, saying he was not opposed to the subdivision itself but worried that approving reduced minimum lot sizes could encourage larger future developments that alter neighborhood scale.
A board member moved to approve staff findings and the motion carried on roll call with five ayes recorded. Wollette and the chair reminded the public that any future development on the newly created parcel would require separate permitting and review under applicable setbacks and zoning requirements.
