For the Leola renovation, staff said uncovering older construction details required additional structural steel channels to support rooftop HVAC units and revealed approximately 7,000 square feet of original decking with no insulation; remediation included asbestos abatement of an old plaster ceiling and a plan to apply spray‑foam insulation to the underside of the deck rather than removing roofing. Staff estimated the additional steel at about $15,000 and described the spray‑foam scope as covering an 11,000–12,000‑square‑foot sprayed area (7,000 sq. ft. footprint on a sloped deck), and said most smaller unforeseen items could be covered by allowances embedded in the contract.
On the Smoketown project closeout, staff reported leftover allowance funds and identified a $5,500 credit on the electrical contract to be applied as part of contract closeout procedures.
Separately, the board reviewed two temporary psychological services contracts. Staff said a district pupil‑services psychologist is moving into a new consulting role, creating an interim vacancy; the district proposed a subcontracted in‑person interim provider who would not be available for 60 days and a virtual‑services contract to bridge evaluations and reviews until a full‑time hire is in place.
