Plan Commission approves Fuller House outdoor dining and sign with safety and design conditions

The Hinsdale Plan Commission on May 13 approved exterior modifications and a site plan for Fuller House's new concept (Humble Patty) at 50 South Garfield Avenue, including outdoor dining and a wall sign, while attaching design and safety conditions.
Sam Blahos, a co-owner, described the project as a fast-casual smash-burger and ice-cream operation intended to bring more family-friendly activity to a corner that previously housed Dibs and Dogs. "We're'doing a kind of a fast casual smash burger...with some really fun seating, especially for kids to hang out with," Blahos said.
Commissioners supported the concept but raised safety concerns about two parking spaces adjacent to the outdoor seating and recommended the applicant and building management install vehicle-resistant measures (bollards, Jersey barriers or reinforced planters). Staff confirmed those parking areas are privately owned and that any vehicle-impact-rated work would involve the building owner and building department review. Commissioners also asked the applicant to use powder-coated planters (option 2) to visually differentiate the new seating area, to limit overhead lighting to 3,500 Kelvin, and to work with staff to restore a half-round louver above the sign to its original appearance.
The motion to approve Case A-12-2026 included the following modifications: adopt planter option 2 with a powder-coated finish to match the proposed blue door color, direct staff to review safety measures (bollards/Jersey barriers) for the two parking spaces, request village staff consider bike-rack placement nearby, require attention to lighting color temperature, and investigate restoring the original louver above the sign. The motion passed by roll call.
The applicant said the team aims for a soft opening in early August if construction proceeds on schedule.
