Bukova townhome rezoning deferred after residents warn of traffic, safety and tree‑loss

The Henrico County Board of Supervisors on May 12 granted a requested deferral for Bukova Development Company’s conditional rezoning for townhomes near Pouncey Track Road so the applicant and staff could resolve outstanding access and neighborhood concerns.
Residents from the adjacent Bukova Village and other neighborhoods told the board they oppose a proposed northern stub‑road connection that would link the development to privately maintained village streets. Marcia Barton, a Bukova Village unit‑owners board member, described the village as a 55+ community and warned a new cut‑through could expose elderly residents to additional vehicle traffic: “The addition of 74 new family homes with an estimated 2 cars per family… permits the possibility of approximately 300 additional vehicles traversing 3 sharp turns within 150 feet of private village roadway,” she said.
Another commenter, Jennifer Lieberman, raised environmental concerns about tree removal and urged the board to consider longer‑term ecological and property‑value effects from clearing mature vegetation.
Supervisor Misty Rountree said the developer and planning commissioner had been meeting and that the deferral would allow additional conversation and clearer language on access assurances. Rountree moved to defer REZ2025‑103169 and the board approved the postponement to the June 9 meeting at the applicant’s request.
Next steps: the board asked the applicant and staff to return with clarified language about the stub‑road access, any promised improvements to Pouncey Track Road and any proffered traffic‑mitigation measures for nearby residents.
