The Riverside Board of Zoning Appeals voted Jan. 6 to approve a variance for 7 Hermanson Avenue allowing the combined footprint of accessory structures (existing shed plus a proposed garage addition) to exceed that of the principal residence.
City staff presented the case, noting the owners are in the process of combining two lots and that the proposed addition will be located behind the house and set back sufficiently to avoid impacts on adjacent neighbors. Staff recommended approval, describing the request as consistent with surrounding lot conditions.
Board members asked whether the parcel consolidation needed to be recorded before issuing permits. Staff and legal counsel said the board could make recording a condition of approval—requiring proof of recording within a set timeframe—or allow staff to proceed with zoning permits based on the applicant’s good‑faith progress; the county auditor/recorder controls the actual recording timetable. The public portion had no speakers.
