"We are proposing a new construction home in Linwood Park, approximately 2,200 square feet," said Jill Grant, who identified herself as from Grand Architecture. Homeowner Chris Wolf confirmed the property address and ownership.
Grant told the board they had secured Linwood approval and submitted required neighbor-notification forms and said they had not received any written objections. Board members asked for clarifications about setbacks and a feature depicted as a deck that the applicants said was being revised to a hard-surface patio.
A board member moved to grant variances from the listed setback requirements including reductions to rear and side yards and to waive a sidewalk requirement where the property abuts a park; the motion was seconded and the board voted to carry the motion.
Board members noted that the plans appeared consistent with surrounding properties and that the applicant had the preliminary approvals expected for this type of application. The board recorded the motion and announced the motion carried.
