BZA approves variance to waive sidewalk at 3872 Edgewater Boulevard

The BZA (Board of Zoning Appeals) voted Jan. 28 to grant a variance that allows the property at 3872 Edgewater Boulevard to remain without the normally required public sidewalk. The request was presented by Keith Martin of Indeeding Homes, who said he was "speaking on behalf of" the property owners and that the immediate area currently has no paved sidewalks.
"It is 3872 Edgewater Boulevard," Martin told the board and described the request as an aesthetic decision tied to yard size and neighborhood character. Board members asked whether a larger neighborhood sidewalk project might later make a sidewalk appropriate; Martin said no paved sidewalks currently exist near the site.
A motion to allow the variance, citing the code language referenced in the meeting as "zoning district arrest code section 10 24.01," was made, seconded and carried by the board. The board did not record any conditions beyond the variance itself in the transcript. The clerk noted one piece of correspondence had been received about a different address (1034 Nautical Drive) and that no application accompanied that letter.
The motion passed by voice vote. The BZA did not record any additional staff conditions or a formal timeline for when the property or neighborhood might add sidewalks.
