Economic development specialist Claudia Jimenez presented the application and described two related requests: a temporary reduction in on-site parking from the code-required 22 spaces to 11 spaces in support of a secure outdoor storage area (MOD 1377) and permission to install an 8 ft 6 in fence/gate within the front-yard setback to screen the storage area and equipment up to 8 ft 3 in (MOD 1378). Jimenez said the site historically provided fewer stalls and that the proposed arrangement recognized the legal nonconforming parking condition; staff also emphasized the business’s limited hours (Monday–Friday) and projected peak staffing of about 10 employees, and added a condition limiting employees to 10 under the modification.
During commissioner questions staff confirmed the modification is temporary, that a condition would cap employees to the number justified by the provided parking, and that staff recommended the screened outdoor storage as a safety measure after a site visit following a fire that damaged equipment inside the building. The presentation included an alternative site plan showing where the originally approved 21 spaces could be restored in the future if needed.
After a motion and second the commission approved the modifications by roll call (5–0). Resolution 319-2026 and attached conditions specify the temporary nature of the parking reservation, the required screening details for the outdoor storage area, limits on equipment height, and monitoring by staff. No written or in-person public comments were received during the hearing.
The commission’s action does not permanently change the underlying parking requirement; staff and the resolution note the modifications are temporary and tied to the conditions approved by the commission.
